Like any great event in life, building a home is a journey. The excitement of getting started is so much fun - making decisions and signing contracts with high hopes for a great experience! For many people, the hardest part of the whole process can be what comes next: the feeling of "waiting" for something to happen. Below are the phases you can expect to see over the coming months as your new David Weekley home is built.
Soon, defined, wait?
At first, you might not see much activity on your home page. Do not worry! A lot of work goes on behind the scenes. At this point we collect the various permits, finalize the plans, distribute plans to plumbers, electricians and contractors and order materials. It may take several weeks for major activity to begin in your home, but rest assured that all the background work is done to make things run smoothly!
Level 1: Complete foundation
During this important first step in building a new home, the ground is prepared with care and skill. The foundation forms are placed before the plumbing is installed in the slab.
The construction site is managed by aDesigner personally℠and an inspector from the local municipality or foundation engineering office. They ensure that the house has been prepared for the concrete placement as planned. Once the base is approved we will cast your base.
Some homeowners feel that the base of the blank slate is at odds with their mental image of the home, which may raise some concerns. Once the home begins to take on more of the vertical features you associate with interior spaces in a home, it will be easier for you to see that your dream home is becoming a reality.
Level 2: full screen
The frame is the skeleton of your new home, but we promise it's not spooky! When the framing is complete, the shape and foundation will stand for the interior and exterior walls.
You will be surprised at how quickly this completes. One day there will be an empty base. Shortly thereafter, the structure of a house is found. You will start to get an idea of the shape of your new home.
While this is a very exciting part of the build, we recommend that you wait until the structure is complete before walking through your new home (wearing a helmet). Our construction team will be busy building your dream home, so visiting during this time may cause delays at your home and safety concerns for you and our team members.
It is important that you always let us know when you will be visiting the home so that we can make arrangements and avoid disruption during these important stages of home construction.
Stage 3: Tiles done
Your roof will be installed in the third construction phase of your new home. This step includes the installation of roofing, flashing, shingles, windows and basic plumbing.
A waterproof coating is applied to the exterior walls so that work can begin on the inside of your home. Home builders refer to this phase of house construction as "drying the house."
Level 4: Total Isolation
The entire "rustic" construction of your house can only begin after the house has been waterproofed. The insulation step in the home construction schedule seems simple, but at this point in the pre-insulation process, a significant number of specialized teams and qualified professionals are involved, including:
- Ducts for heating, ventilation and air conditioning
- Electric lines, switches, sockets and switch boxes
- Low voltage or special wiring for TV, internet etc.
Once the shell construction is complete, the city, county, or an outside inspector will conduct inspections of your home. After passing the inspection, the insulation is installed in the walls.
Drywall for your home is usually delivered around this time.
Stage 5 - Full drywall
The interior wall surfaces are clad and finished after the insulation phase is complete. This is the first of the final steps in building your new home.
After the drywall is hung on the walls, it is glued (to cover seams) and sanded (to make them smooth). In some areas, the drywall texture is applied to walls and ceilings.
Installation of selected exterior materials (such as brick or stucco) begins. Your home should begin to look like its final form.
Stage 6: Interior trim and doors completed
Once the drywall and texture are complete, carpenters begin installing your home's key features.
Finishes (like baseboards and crown molding) will be installed and your home will begin to look more finished. This phase of the home building process also includes the installation of interior doors and cabinets.
Once the carpentry work is complete, the painters will paint the interior of the house. This process is commonly known as "coating and glazing".
While all this excitement takes place indoors, the work continues outside the home. Our construction team will level your yard and pour the sidewalks and driveway (if not already poured with foundation).
The installation of exterior materials should continue to progress at this stage. Local weather considerations and weather conditions can affect where the siding is placed in your home's blueprint.
Stage 7: Kitchen and vanity tops installed
In the next phase of construction, the kitchen and bathroom cabinets will be finished with countertops. The tiles (like the kitchen splashback and the tub and shower surrounds) are also installed at this time.
In this step, the rough construction is given the finishing touches, such as:
- The sanitary installation is installed.
- Finishing of electrical switches and sockets
- Installation of lights
- Configuration of HVAC condensers and air conditioning units
- Installation of air vents and grills
After the final finishes are installed, your home must pass another series of inspections before construction can proceed. These inspections vary by region.
Step 8 - Mats Installed
Once the paint has dried it's time to install the carpet and hardwood floors in your new home. While some of your flooring (e.g., tile) may have been installed at an earlier stage, carpeting and hardwood floors are among the final elements to be installed in your new home.
Raw floors are professionally cleaned and prepared for the selected floor material. As soon as all floors are laid, your house will receive a final cleaning.
Phase 9: Personal Builder completes the house
Even though it looks like your home is ready to move into, there are still some important steps in your home construction plan. Your personal builder carries out an additional quality check to ensure that the quality of your home lives up to your expectations when you chose to build with us.
At this point, the final municipal and third-party controls are carried out.
Step 10: Accept the project manager and warranty service homepage
In addition to your personal builder, our project manager and yourWarranty Service Representativewill inspect your house. Any items they identify will be corrected before being introduced to your new home.
Continued from stage 10: The buyer takes over the house
The construction of your home is officially complete! Your personal builder will introduce you to your new home and highlight all of its unique features and systems.
